Right Place, Right Time in Market Square

801 Congress is an approximately 50,000 square foot office building with street level retail and direct frontage in downtown Houston’s vibrant Market Square. The area is a hub for organized activities – everything from dining to yoga, to community movie nights. Weekly cycling and running groups start and end their activities at Market Square.

At this time, we believe our building is the only remaining larger property with direct frontage on Market Square available for significant development. It’s also the only property of its kind on Market Square that isn’t restricted by size or (excluding the façade) historical protection limitations. We’ve since added to our investment there, purchasing an adjoining half-acre parking lot in 2019 to obtain a nearly three-quarter (¾) block assemblage comprising the two properties.

In the past five years, we have been surrounded by multiple significant luxury apartment developments, as well as the 16-acre, 550,000 square foot re-purposing of the former main US Post Office facility. This puts our properties right in the middle of a dynamic 5-block radius of substantial vertical and mixed-use development.
