OUR PHILOSOPHY

SEEK MIXED USE TO MAXIMIZE FLEXIBILITY
Our ideal project has many areas of application, and therefore many opportunities for value creation. Even as times and applications may change, the potential for value improvements remain.

EMBRACE THE ENVIRONMENT, SEEK TO STIMULATE DENSITY
We look for places and spaces that integrate well within themselves and with the surrounding area. They exist in the path of catalytic population growth and rapid land use improvements.

REVISE MISPERCEPTIONS OF INTRINSIC REAL PROPERTY VALUE
We identify investments in viable, existing, rent-producing real property, such as workforce housing, in real estate sectors and assets where the investor pool is less deep and therefore larger returns on equity are possible. This means greater value for investors and tenants.

QUALITY IMPROVEMENT NOW, TOTAL RETURN OVER TIME
When we plan and develop new construction, we seek to build handsome, elegant, high-quality structures, which are programmed to avoid near term obsolescence and be operationally viable for many decades.

RESPECT HISTORY, BUILD ON IT AS A FOUNDATION
Existing properties are more than good value, they’re good grounding for the people, neighborhoods, and communities that live and work there. Whenever possible, we preserve architectural elements and spaces. They are our history and fuel our imagination and future.
